Choosing office space in Doha isn't just about finding a room that's available — it's about matching the space to how your business actually operates today, and where it's headed over the next year or two. Here's the 9-point checklist we walk clients through before they sign anything.

1. Location vs. Commute

Where do your clients, partners, and employees actually come from? A central address on Bank Street cuts travel time for meetings with banks, government offices, and other businesses concentrated in Doha's commercial core — often worth more than a cheaper unit further out.

2. Furnished or Not

A furnished, ready-to-move-in office (like our Premium Office or Dedicated Office units) lets you start working the same week you sign. A bare shell needs fit-out, furniture, and AC/internet setup first — usually weeks of delay and upfront cost before anyone can actually sit down and work.

3. Real Room Size for Your Team

Don't just check square meters on a spec sheet — check that the room genuinely fits your team's desks, storage, and walking space comfortably, with a little room to add one more person if you're hiring this year.

4. Lease Flexibility

Ask directly: what's the minimum term, and what's the notice period to leave? Flexible, shorter-term agreements matter most for growing teams and businesses still validating a location or market.

5. What's Actually Included in the Rent

Confirm in writing whether internet, utilities, cleaning, and meeting room access are included — or billed as extras. This is the single biggest source of "surprise" costs after move-in.

6. Meeting & Conference Room Access

Even a small private office benefits from occasional access to a proper conference room for client presentations or team meetings that won't fit at a desk.

7. See Real Photos of the Actual Room

Building lobby photos look great in every listing — ask specifically for photos of the exact unit you'd be renting. On our own pre-booking floor plan, you can hover or click any room on the map to see real photos of that specific office before booking a viewing.

The businesses that end up unhappy with their office almost always skipped one step: actually seeing the specific room, not just the building.

8. Room to Grow (or Shrink)

If you're hiring, ask whether you can move to a larger unit in the same building later without breaking your agreement. If you're not sure how much space you'll need long-term, a Flexi-Desk plan lets you scale up or down with less commitment than a fixed private office.

9. Total Cost, Not Headline Rent

Compare the full monthly cost — rent plus internet, utilities, parking, and any add-ons — not just the number in the listing headline. A slightly higher all-inclusive rate is often cheaper in practice than a lower rent with several extras billed separately.
